How does Doors Real Estate Management screen our tenants?

A.

We meet your prospective tenants, and review their application. If it looks like it meets all the requirements, we fax it to a professional tenant screening company. They verify employment and that the applicant's gross income is a minimum of three times the amount of the rent. They also run a nationwide credit check, and perform a criminal background search in the area the prospective tenant last reported living. The screening company verifies rental history, rent payment history (and promptness,) the condition of the property after move-out, and if there were any noteworthy problems during their tenancy. Is this someone the prior landlord would rent their property to again? We will gain a fairly clear picture of prospective tenants' histories through this screening.

Who do you use for maintenance work at my property?

A.

We hire local vendors/contractors who Doors' staff oversees throughout your maintenance projects. We endeavor to use vendors who deliver quality work for reasonable prices. We have years-long relationships with most of our vendors, who we trust and have found to be reliable.

Can you make any payments for us regarding the property, for example a monthly mortgage payment?

A.

Yes, Doors Real Estate Management can take responsibility for the disbursements of your mortgage, homeowners' association dues, taxes and property insurance payments. In order to make these payments you will need to submit a change of address to the companies giving them Doors' office address, and authorizing them to send billings to us. When you change your HOA mailing address to our office, we make copies of newsletters and other pertinent information and forward them on your tenant and you.

How do I get my money from you?

A.

You may have checks sent to you or directly to your bank for deposit, typically on a monthly basis.

How soon do you send the money?

A.

Usually before the 10th of each month. Tenants have until the 5th of the month to pay their rent without incurring a late fee, their payment needs to clear before we forward your funds.

What kind of reports will Doors provide?

A.

You will receive a monthly report of income and expenses to your trust account. Our computer-generated reports include an attachment of any invoices for work completed at your property. You will also receive a year end statement for tax purposes.

When do we receive our statement?

A.

We mail them at the end of month because you may have other transactions after your money has been disbursed.

Can you be reached if you are not in the office?

A.

Yes, Elaine (and/or other Doors' staff) is available by cell phone. In fact, we put our cell phone number in Doors' ads so that prospective tenants can reach us most any time. The cell number is equipped with voice-mail services which we monitor even outside of our normal business day. Doors' office telephone message also provides a cell phone number to callers when the office is closed.

How do I see a property I'm interested in?

A.

Call Doors Real Estate Management and make an appointment for one of us to meet you at the property so that we can show it to you personally, answer any questions you may have and provide you with an application.

How do I apply for a property?

A.

Fill out the application. If you haven't already received one from us, you can download one from our web site, or we can fax or mail you one, or you can come into the office to receive one. We will need from you a copy of a picture I.D. which may be a current driver's license or DMV identification card, passport, or military I.D. We'll also require either your last 2 payroll stubs or last 2 bank statements, or LES if you are in the military and $35 per adult to run the application through the tenant screening company.

What is the tenant screening company looking for?

A.

They are looking for a combined gross income of at least 3 times the amount of the monthly rent. They run a credit check, and verify your rental history.

How long does it take to get an answer to see if we are approved for the property?

A.

Usually within 24 hours, sometimes even the same day. Delays are caused by incorrect information, or information not provided such as landlords' and/or employers' phone numbers. Other delays are because the screening company is not able to contact the landlord(s) and/or employer.

What will I need to provide in order to move into the property after I've been approved?

A.

You'll need a cashier's check or money order(s) payable to Doors R.E.M. for the security deposit and first month's rent, and to sign the rental agreement.

Who do I contact after I move in if there is a maintenance problem?

A.

Our office if Doors Real Estate Management manages your property. You can email, telephone, fax or write us explaining the problem. We have qualified vendors we can call immediately to respond to your maintenance needs.
